TVS Emerald Altura is a Karnataka-RERA-registered project (PRM/KA/RERA/1251/309/PR/040426/008572) of 975 homes across 12 towers on 10.06 acres in Sathanur, off Bagalur Main Road, North Bengaluru. It offers 2 and 3 BHK only, officially priced “₹1.36 crore onwards” as of July 2026. Much of what circulates online about it (4 BHKs, 11.12 acres, a single tower, half a dozen starting prices) is wrong. This page reconciles the record, with sources.
What is verifiably true about Altura?
Everything in this box comes from the developer’s official project page (tvsemerald.com), checked on 16 July 2026, or from the project’s RERA registration number as published there. Nothing below is broker copy.

Where the internet contradicts itself about Altura

We logged what the major portals and a cluster of broker microsites publish about this project, and compared it with the developer’s official page on the same day. The pattern is not subtle. If you have been researching Altura and feel confused, it is not you.

Portal claims logged 16 July 2026 from NoBroker, SquareYards, 99acres and broker microsites; itemised with URLs in the sources box. We name the errors, not to disparage anyone, but because a buyer deserves one page where the numbers reconcile.
What does Altura actually cost?
The only number the developer publishes is the starting line: “₹1.36 crore onwards” for a 2 BHK, as of July 2026. Broker cost sheets circulating this month start at ₹1.40 crore and run to roughly ₹2.6 crore for the largest 3 BHK Luxe plans. That range is consistent with the configuration table we maintain on our floor plans page, where every published tower plate and saleable area is laid out. Treat those per-configuration figures as indicative until you hold a dated cost sheet.
Two disciplines make the price real rather than theoretical:
- Ask for today’s cost sheet, dated. A project at pre-launch reprices, and a screenshot from April is trivia. Any figure without a date is a rumour with confidence.
- Budget the all-in, not the sticker. On a ₹1.4 crore under-construction flat in Karnataka you should expect roughly ₹10.6 lakh in stamp duty, cess, surcharge and registration, plus 5% GST. Is possession 2030 or 2033? (Both dates are real)
This is the contradiction that worries buyers most, and it has a boring explanation. Indian projects carry two dates:
- The marketed target: when the developer aims to hand over. For Altura, materials indicate 2030.
- The RERA completion date: the outer legal deadline the promoter commits to in the registration, which is deliberately set with buffer. Portals print March 2033 for Altura, which reads as this outer date.
Neither number is a lie, and quoting either one alone is incomplete. The date that binds the promoter is the one on the RERA certificate, which is exactly why you should pull it up yourself. Here is how.
How to verify Altura’s RERA registration in five minutes

You do not need us, a broker, or the developer for this. You need the registration number and the official portal.
- Open rera.karnataka.gov.in, the Karnataka RERA authority’s site. Ignore lookalike domains; the .gov.in matters.
- Find the project search. The portal’s registered-projects search lets you look up projects by name or registration number.
- Search the number, not the name. Names are fuzzy, numbers are not. Paste PRM/KA/RERA/1251/309/PR/040426/008572. (Searching “Altura” should land on the same record. If a broker’s number leads somewhere else, that tells you something.)
- Open the registration record and read four things: the promoter’s legal name (expect Emerald Haven Properties Pvt Ltd), the proposed completion date (the binding outer date discussed above), the project address (Sathanur Village, off Bagalur Main Road), and the approved plan details. The towers and unit count should match the 12-tower, 975-home scale on this page.
- Check the complaints/litigation section on the record, and the quarterly progress updates once construction reporting begins. A registered project files updates; a silent record after several quarters is a question to ask.
- Verify the agent too. Any agent transacting a RERA project must hold their own registration. Ours is PRM/KA/RERA/1251/309/AG/181214/001164. Search it the same way. An agent who cannot show you a number should not be showing you flats.
The honest pros and cons
Where Altura is genuinely strong. It is a single-phase estate: all 975 homes registered under one number, so you are not buying Phase 1 of a decade-long construction site. The 71% open space and two clubhouses totalling 29,053 sq ft are large commitments for 10 acres. Mivan construction and EDGE certification are specific, checkable build claims rather than adjectives. The sponsor has institutional weight: CRISIL’s December 2025 rating rationale records FY2025 sales of ₹1,010 crore and collections of ₹1,020 crore, above its own expectations. And the location sits in the corridor’s value belt, about 2.5 km from the planned Bagalur Cross metro station on the line targeted for 2027 and 1.3 km from Reva University, in the belt we map in our Sathanur location guide.
Where you should keep your eyes open. The project is at pre-launch, which is precisely when public information is at its messiest: the contradiction table above is the evidence. Possession is a 2030-horizon commitment, so if your life needs a 2027 house, this is not it. Third-party sentiment on the developer is mixed. MouthShut rates TVS Emerald 2.44/5, with recurring complaints about after-sales responsiveness and maintenance-period service, mostly on Chennai projects; read them yourself and weigh them as opinion rather than verdict. Sathanur sits outside the villages covered by Cauvery Stage V, so water diligence (borewell yield, storage, tanker budgeting) applies here as it does across the corridor’s fringe. Who it suits. A buyer on a 2030 horizon who wants a defined, single-community estate on the Sathanur–Bagalur belt, values build-spec specifics over township sprawl, and is willing to verify the RERA record and press for a dated cost sheet.
