Same developer, same Reva University belt, two different projects. TVS Emerald Altura: a 10.06-acre, 975-home estate at Sathanur, 2 & 3 BHK from ₹1.36 Cr (official, July 2026), indicated for 2030. TVS Emerald Auralis: its 3.71-acre, 393-home sibling a short drive away, launched November 2025, where the 2 BHKs are reported sold out and the official entry now reads ₹2.12 Cr for a 3 BHK. Different RERA numbers, different SPVs, different tickets.

Note: Our advisory works with buyers at TVS Emerald Altura. Auralis shares Altura’s developer, so this note has no rival to talk down: it exists because the two get confused, and a buyer who means one should not end up enquiring about the other.

Are Altura and Auralis the same project?

No, and the paperwork is unambiguous even where the marketing is not. Both are TVS Emerald projects in North Bengaluru’s Reva University belt, but they are separate developments by separate group entities, registered separately with Karnataka RERA seven months apart. Auralis is the earlier, smaller launch (November 2025, six towers); Altura is the later, larger estate (April 2026 registration, twelve towers). Everything a buyer signs, from the agreement entity to the completion date, differs between them.

Why does “TVS Emerald Thanisandra” or “TVS Emerald Sathanur” confuse everyone?

Because the location labels come from marketing catchments, not revenue records, and the confusion starts at the top. TVS Emerald’s own website brands Auralis as “Thanisandra, Bangalore”, while the RERA filing places it at Kattigenahalli village, Yelahanka taluk, pin 560064. Across portals we found the same project tagged six different ways: Thanisandra (the developer’s page and two portals), Yelahanka (two portals), Sathanur (a broker page, which is actually Altura’s village), Bellahalli (a broker microsite), Srinivaspura (one portal) and Kattigenahalli (the RERA record). The actual Thanisandra locality, at the Nagawara end of Thanisandra Main Road, sits well to the south of both projects.

The label soup has teeth. One portal’s Auralis page displayed specifications (6.5 acres, 558 units, 10 towers) that match neither sibling, alongside an agent’s own RERA code rather than the project’s. And because a search for “TVS Emerald Sathanur” can return either project, a buyer can walk into the wrong sales conversation entirely. The clean test takes ten seconds: ask for the project RERA number. Altura ends 008572; Auralis ends 008087. Codes with an “/AG/” infix are the listing agent’s registration, not the project’s. What does each cost in July 2026, and what changed?

The price story has moved fast at Auralis. At its November 2025 launch, brokers quoted 2 BHKs at about ₹1.29 to ₹1.33 Cr all-inclusive on carpet areas of 786 to 811 sq ft. As of mid-July 2026, portals report those 2 BHKs sold out, the developer’s own page displays “₹2.12 Crore onwards”, which is a 3 BHK entry figure, and portal 3 BHK quotes run ₹1.83 to ₹2.30 Cr on super built-up areas of roughly 1,503 to 1,828 sq ft. One portal’s base rate reads ₹10,850 per sq ft on super built-up; another averages ₹11,540. Those quotes mix bases (all-in on carpet versus base on super built-up), so treat the per-square-foot figures as non-comparable until you hold a cost sheet; our carpet-vs-super-built-up guide unpacks exactly this trap.

The practical consequence is simple: within the TVS Emerald family, the sibling still selling a 2 BHK is Altura, from ₹1.36 Cr on the developer’s page (basis unspecified, portal quotes ₹1.24–1.65 Cr). A 2 BHK budget that started at Auralis now lands naturally at Altura; an Auralis 3 BHK budget of ₹1.8 to 2.3 Cr overlaps Altura’s larger 3 BHK range instead. How different are the two products?

Think boutique block versus full estate. Auralis puts 393 homes in six mid-rise towers on 3.71 acres: a compact community whose amenity deck (15+ amenities on the official page, with a ~10,500 sq ft clubhouse and ~72% open space appearing only on portal pages) is scaled to match. Altura runs 975 homes across twelve towers on 10.06 acres with a developer-published programme: 71% open space, two clubhouses totalling 29,053 sq ft, 36 amenities, Mivan formwork on raft foundations, EDGE Level 1 certification. For Auralis, our sources do not state the construction system or any named certification; that is a sales-office question, not a verdict.

Progress runs in Auralis’ favour: it registered in September 2025, launched in November and stood at roughly 25% built in April 2026 (broker construction note), while Altura is at the pre-launch marketing stage. Micro-position runs its way too: the official page puts Reva University at 350 metres, against Altura’s roughly 1.3 km. Altura answers with scale, published specification and the wider amenity programme. Both share the same belt’s fundamentals: the planned Bagalur Cross metro station a few kilometres out, the airport at about 18 km, and the corridor’s water diligence rules; our Sathanur guide and water guide cover both.

What do the RERA records and possession dates actually say?

Auralis first, since its dates circulate in three versions. The RERA-registered completion date is 30 June 2030 (registration 11 September 2025, per the developer’s page and a RERA-record mirror; the state portal itself was unreachable on the day we checked). The “December 2028” on one broker page is the developer’s internal target, running well ahead of the legal date. The “December 2030” on another portal is supported by nothing we could find. Treat 30 June 2030 as the enforceable backstop and any earlier date as ambition.

Altura’s picture is the one we have documented across this site: developer-indicated 2030, a later outer date on the registration (portals print March 2033, which reads as that outer date), and no date on the developer’s page. Both projects deserve the same discipline: read the certificate, not the banner. Verify both registrations at rera.karnataka.gov.in before paying a token.

What are the honest caveats, on both?

On Auralis: the cheaper half of its inventory is gone, so the live entry is a ₹1.8–2.3 Cr 3 BHK ticket; its clubhouse, open-space and even carpet-area figures vary by portal and are not developer-page-verified; its construction system and certification are unstated in our sources; the location labelling is genuinely chaotic, starting with the developer’s own “Thanisandra” framing; and at least one broker microsite circulates an eye-catching institutional-buyer claim we could not corroborate anywhere, which is reason enough to treat that class of page with care.

On Altura: the familiar pre-launch fog applies: “Pre Launching” on the developer’s page against “Under Construction” on portals, starting quotes spanning ₹1.24–1.65 Cr, no published possession date, and a price basis the page does not specify. It also trails its sibling on visible progress: Auralis has towers rising; Altura’s buyers are underwriting drawings. The developer behind both carries the same record: CRISIL’s December 2025 note records ₹1,010 crore of FY2025 sales against a 2.44/5 MouthShut aggregate weighted to Chennai after-sales. Whichever sibling you pick, that record cuts identically.

So which TVS Emerald fits you in 2026?

Auralis fits you if your budget is a ₹1.8–2.3 Cr 3 BHK, you want Reva University at your doorstep, a smaller community appeals, and visible construction progress matters more to you than a published specification sheet.

Altura fits you if you need the 2 BHK entry the family still sells (from ₹1.36 Cr official), or you want estate scale: the bigger amenity programme, the documented Mivan-and-EDGE specification, and a 975-home community that arrives in one phase.

Either way, run the ten-second test before any site visit: match the RERA number on the paperwork to the project you think you are buying (008572 for Altura, 008087 for Auralis). No. They share the TVS Emerald brand and the Reva University belt but are separate projects by separate group entities: Auralis (Emerald Haven Residences Pvt Ltd, RERA ending 008087, registered 11 September 2025, 3.71 acres, 393 homes) and Altura (Emerald Haven Properties Pvt Ltd, RERA ending 008572, registered 4 April 2026, 10.06 acres, 975 homes). Match the RERA number on any paperwork to the project you intend to buy.

Which project is "TVS Emerald Sathanur"?

The label is ambiguous, which is the problem. Altura sits at Sathanur village off Bagalur Main Road, so it is the natural referent, but broker pages also tag Auralis as Sathanur even though its RERA record places it at Kattigenahalli, Yelahanka taluk. A search for TVS Emerald Sathanur can return either sibling. Ignore the locality tag and check the RERA number: 008572 is Altura, 008087 is Auralis.

Is TVS Emerald Auralis actually in Thanisandra?

Not in the civic sense. TVS Emerald's own page markets Auralis as Thanisandra, but the RERA filing places it at Sy. No. 12/2 and 12/3, Kattigenahalli, Yelahanka taluk, pin 560064, in the Reva University pocket. The actual Thanisandra locality sits well to the south at the Nagawara end of Thanisandra Main Road. Are 2 BHK flats still available at TVS Emerald Auralis?

Neither has a working metro today, so judge commutes on current roads.
